How Smart Restroom Solutions Transformed the Way Building Cleaning is Managed at One World Trade Center

The iconic One World Trade Center, located in lower Manhattan, has been a long-time customer of GOJO. Recently they turned to our partnership with Kimberly-Clark Professional to transform the way they manage their restrooms. The 104-story tower has adopted the internet-connected, state-of-the-art Onvation Smart Restroom Solution to proactively control and optimize servicing of its 140 restrooms.

“We’re blown away by the technology,” said John Mongello, vice president of building services for the Durst Organization, which manages One World Trade Center as part of a portfolio that includes 13-million-square-feet of office and retail space.

The Onvation® Solution provides real-time notifications for restroom conditions – alerting properties to everything from dispenser jams and product run-out to battery levels and traffic patterns. “When our employees get an alert on their iPads, they stop what they’re doing to restock the restroom, mitigating any complaints from tenants,” Mongello added.

In a time of increasing unpredictability, we know that cleaning staff are being challenged to do more with the same or less. Utilizing data management tools and analytics enables cleaners and building managers to forecast future product usage, highlight trends and traffic patterns, and help eliminate inefficiencies.

For One World Trade Center, the touchless dispensing systems, in addition to the smart technology, were a key driver in deciding to implement the Onvation solution. “The new PURELL CXR™ (counter-mount) soap dispenser is a huge labor saving of time during refills. The units are a top-fill system where employees fill the dispenser from the top of the unit and do not need to crawl under the cabinet to unscrew a container to manually refill it and then crawl back underneath to reinstall it,” Mongello added. This game-changing top-fill design reduces labor by 57% and eliminates safety concerns.*

  • Sustainability – When dispensers are refilled on a fixed schedule, rather than by need, a lot of product is wasted due to premature refills. “We’re wasting less soap and paper products,” Mongello said.
  • Better staff allocation – Instead of treating all restrooms equally, Onvation enables properties to assign staff to areas according to need. One World Trade Center freed up 50% of labor time to focus on other tasks and to be seen cleaning other areas of the building, which is an indicator the building is clean and hygienic.
  • Cost reductions – The system delivers measurable results, saving money as well as time. It has helped One World Trade Center reduce “wasteful spending,” according to Mongello. 
  • Tenant satisfaction – One World Trade Center views Onvation as a “marketing tool for incoming tenants” that helps demonstrate the property’s commitment to new and innovative technologies.
  • Building owner Peace of Mind - “The Onvation smart restroom management system gives us huge peace of mind and we will look to expand it throughout our portfolio,” Mongello added. “We are very pleased with the system and the support from GOJO and Kimberly-Clark.”
